I am listing this custom trailer or tiny house on behalf of an older gentleman who built and owns it and is a friend of mine. Owner has over $30,000 invested in materials alone plus his labor over a 3 year period making this trailer or tiny home what it is. He has receipts to prove what he has invested into it. There is quality craftsmanship and attention to detail throughout and a lot of thought has gone into it. This is a custom trailer built with only the heaviest duty materials and upgrades available by the manufacturer, Royal Cargo Trailers of Middlebury, IN. This is a tiny house (but some finishing according to you taste may be required, as it doesn"t have a bathroom yet, but has the room for one). Below is a list of the details and upgrades this trailer or tiny house has:
The trailer is a Royal Cargo RST 8.5x26 feet TA3 trailer that was upgraded. Upgraded to heavy 6" tube frame on 16" centers Upgraded with 6 inches of extra height added to trailer. Upgraded to the heaviest dual axles available . . 5,200 lb. each with leaf springs and electric brakes. Upgraded to Freestar 10-ply radial ST225/75R15D tires on awesome chrome rims ($2,500 extra cost alone). Comes with 5 matching tires and rims as one is for spare. Upgraded by increasing tongue length to 4 feet to help in backing and maneuvering. Upgraded to two layers 3/4 inch pressure-treated plywood on floors for superior strength, topped off with 1/4 luan as a smooth underlayment for quality Congoleum vinyl flooring. Upgraded to 16" o/c framing of walls and the heaviest gauge aluminum sheets used on outside walls with 3/8" plywood on inside walls and 2x4 framed walls with 1/2" plywood for divider walls. Upgraded with insulation added to ceiling and covered with white vinyl ceiling panels. Upgraded with insulated walls and doors. Has R-19 fiberglass insulation plus 1 1/2" blue board insulation underneath floors for warmth. Has a brand new wall furnace that has never been used. Has 2 Air Conditioning units . . 14,000 BTU on roof and 8,000 BTU window unit. Has 100 amp 220 volt service and wired with 12-2 cable throughout and wired for battery backup. Equipped with over $3,000 of quality kitchen cabinets. Has quality hardwood trim throughout . . no wrapped foam trim, no particle board, no chipboard, etc. Has heaviest gauge diamond plate front panel. Has heaviest gauge available galvanized roof. Has built-in burglar alarm and small safe. Has copper plumbing throughout. Has two 30 lb. propane tanks with regulator and cover. All brand new! Has $100 skid plate rollers on back end of trailer to prevent damage on a steep incline/decline. Has lots of lights throughout to provide lighting for whatever you are doing.
